Project Goal:

New Hope Housing's core purpose is to create life-stabilizing, affordable apartment homes that integrate a sense of dignity and pride for adults who live alone on limited incomes. Each person leases an efficiency apartment similar to a college dorm room. This type of housing is often termed 'single room occupancy' or SRO. New Hope Housing began in 1993 to develop and operate efficiency apartment housing stock and is widely recognized as having established the model for SRO housing in the state of Texas. New Hope’s integrated team evaluated the project for cost, quality-of-life, energy and water efficiency and overall environmental impact.

Solution:

The LEED for Homes green rating system helped the project team identify and balance construction attributes that: increased durability, improved indoor comfort, and reduced maintenance and energy costs. Each of the 166 living spaces is equipped with a private tiled bath, microwave, and small refrigerator. Residents have access to the attractive communal living areas, including: kitchens, coin-operated washers/dryers, libraries, television/dining lounges, and beautiful outdoor spaces. This project received 3.5 LEED innovation points for exemplary performance, one of which was in the 'Location and Linkages' category because the project is within walking distance of a major bus transit facility that offers over 250 rides per day.

As a result of the collaborative process with all of the Project's players, 2424 Sakowitz became Texas' first LEED-certified affordable multifamily housing development. This exemplary performance was recognized when Matt Libby of the USGBC presented an award in Toronto. He stated, " On behalf of the U.S. Green Building Council, it is my honor to inform you that New Hope Housing, Inc. has been selected as the Outstanding Affordable Developer award winner in the 2011 LEED for Homes Awards. Congratulations!"
